The market was very interesting because the dollar volume of real estate transactions went up considerably this past year from approximately 13,870,149,199.00 to 15,347,720,080.00, approximately a 10.7% increase in the sales volume this past year based on the 46 areas. Median Home Prices were up 7.3% however home sales or units sold were up approximately 1.6%. You might be wondering, as I did, why the big increase in sales volume and home prices but not in units sold? The only reason I can come up with is because of a lack of inventory in our market. I believe if we had more options for home buyers then we would have had a larger sales in units. Now let me also note our MLS does not give us information about new home builder sales completely so there could have been more units sold based on this area. I actually believe this is a true statement since our team sold many new construction homes this year. However, when a realtor sells them they get put into the MLS but there are people who actually purchase new homes without a realtor. Really! I wouldn't suggest people do that since the person selling the home works for the builder and not the person buying the home. Realtors represent their clients so they have their best interest in mind. I think people should always use a realtor when buying a new construction home. I want everyone to be protected no matter what type of home they buy.

As we come to the close of 2015 many people have asked me where do I think the real estate market is heading? I believe because of the low inventory levels in the North Dallas and Collin County areas that we will continue to be in a "sellers" market through at least the middle of next year. We have not seen a major improvement in pre-existing inventory and the demand remains high which means when homes do come on the market and if they are in good shape and priced right they will sell in short order. New home construction has increased. However, home builds have taken longer due to labor shortages for some builders. Where will interest rates go? Great Question! I really don't know but I think we will see a rate increase before the end of the year. Now I could be completely wrong about this but I do think there will be a slight increase in December. It will be small and then I don't think we will see hardly anything at all in 2016 because it being an election year. This past quarter showed signs of increasing inventory and continued increase in sales prices in Collin County resale homes. Based on this information we believe that this is a great time to sell because the inventory remains low which drives higher prices. However, it also poses an issue for buyers who need to purchase a home because inventory is growing but not at a very fast pace. This leads to multiple offers on homes and so buyers are faced with a competive situation in the home buying process. We also saw something a little unusal this past quarter, new home builds were down about 22% compared to 1st quarter of last year. The wet weather was partly due to this issue.
